Do you love spending your summers out at the cabin? Relaxing by the lake or around a camp fire? We want to make sure that your seasonal property has the right coverage to ensure that you and your family can spend your summers at the lake for years to come. Some of the benefits included in a seasonal package are: 

  • Dwelling – provides coverage for damage caused to the house and any attached structure such as an attached garage or deck.
  • Detached Structures – provides coverage for damage caused to a building on the property, separate from the house such as a detached garage or a shed.
  • Personal Property – provides coverage for your belongings whether they are in the seasonal property or detached garage.

Some optional coverages you may want to consider

Sewer Back Up/Sump Pump Failure

Can provide you with coverage in the event water comes into your home through your sewer lines or your sump pump fails.

Scheduled Items

Items such as jewellery, furs, collections, watercraft or bicycles can be subject to a limit in the policy. If you have a higher valued item, scheduling the article on your policy might be in your best interest.

Home Equipment Breakdown

Can provide coverage for mechanical or electrical breakdown, rupture or bursting of your cottages heating and/or cooling system.

Overland Water

Previously declined by all companies, this coverage can now be purchased with select markets. It can provide coverage if water enters your cottage through a window well after a heavy rainfall or if a body of water rises or overflows and causes damage to your cottage.

Helpful tips when purchasing

To tailor your insurance to your needs, here are some things we will need to know about your seasonal property to ensure you are getting the best coverage available:

  • Find out when the furnace and shingles were last replaced on the cottage. These can affect not only the price but the coverage that might be available to you.
  • Know what type of plumbing and electrical is in the cottage. This would include the amps of your electrical as well as the wiring type and the type of pipes in the cottage.
  • Let us know if there are any woodstoves in the cottage.
  • Find out how far away your cottage is from the nearest responding fire hall. This information can greatly impact the premium.

Types of coverage you can purchase

There are a few policies that are available for a rental property. We will help you determine what policy best suits your needs.

Fire & Extended Coverages Only

Provides very basic coverage on the rental property and is limited to losses like fire, wind, hail. There are a number of exclusions within this type of policy.

Broad Policy

Provides All Risk coverage for your cottage and only Named Perils coverage for your contents. This means that coverage would not be available for accidental loss or damage caused to your contents.

Comprehensive Policy

Provides All Risk coverage on both the house and contents.
